Normally 4-15MM, 5.85%-6.15% Fixed Interest Only, to Permanent, 10 yr

Normally 3-15MM, 5.85%-6.15% Fixed  30/10  to 10 yr

  1. SECOND  MORTGAGE PROGRAM

Normally 1-15MM, 6.95% + Fixed  30/10  to 10 yr, depending on the existing 1st, This is a limited Program, as most existing loans, will be paid off.

PRIVATE LABELING

Largely, an escrow function. This will allow introducing brokers, a measure of privacy, from other brokers.

 

 

Our sweet spot  is shovel ready ground up construction (normally $4 -15MM) and 3MM+ to 15mm  for non-recourse loans, some refinance, rehabs, throughout the commercial sector, including some special use projects, with recent emphasis in hospitality/retail/ medical/value added or mixed use.

Brokers/Referral sources are protected through Commission letter  with borrower source, Payable COE (close of escrow.

 

While we will do metro Areas, we particularly like less dense centers, as the cost basis is usually less. Accordingly, we now offer Non-recourse loans, 5.85-6.15% 30/10 at Par on targeted loans. Asset Based, Par Private Family Direct  With rollover option up to  2 years.  Most Refis to 70% 3M to $15M Non Recourse  Loans; Ground up Construction Loans (loan to Cost) Metric, up to 80% LTC

Submission Format

 

As private lenders, we have a lot of inquiries, but we attempt to responsively answer questions/ and view  Executive Summaries for consideration that fit our general criteria, through email, phone numbers are posted on the website, but normally we recieve a summary via email at lender@privatecommercial net, and the Managing Director, will make contact using a private number, assuming interest.

 

General format: (loan amount, pictures/or old appraisal, EXECUTIVE SUMMARY, to include purpose of loan/payoff information/estimate of valuation with date/if applicable) To pursue a loan, we will require a commission agreement/between submitting source (broker/ referrral agent) and borrower, (for us to establish agency only.) before we can do more than preliminary underwriting or initiate a site visit. Phone numbers are on the web site, but email, is the quickest and preferred method of communication. Managing Directors will call broker/referral source, upon receipt of summary/question.

 

  

We are a consortium of Private Family Investors, that lend on Commercial properties at Par to brokers/finders that fit our criteria; please review our rate/program attached. We offer private branding, and table lending when appropriate for Funding; Funding  is normally through a family closely held LLC. Most states and property types are covered. Targeting ground up construction (normally 5mm to 15mm loans), also Targeting $3,000,000 and Up refinance , non-recourse,  long term/low rate private family money, as long as 10 years with a  rollover option.  If you have a potential submission, we would be glad to offer a rate/term  at Par if it is within our guidelines, subject to underwriting/appraisal , and answer any questions you may have. We do not charge for preliminary due diligence or an initial site visit, However, we do require a commission agreement between the broker/borrower, for the sole purpose of determining agency, before we will initiate a site visit.  We do not regulate broker/finder points; all escrows closed through licensed real estate brokers, subj to Non-disclosure documentation.
